About 5,000 employees from 84 nations are currently realizing the projects of our customers with professional knowledge and intercultural experience.<br><br>We are looking for a "Real estate, property development and non-fare revenue expert" in Gurugram, India at Deutsche Bahn Engineering & Consulting.<br><br><strong>Key Responsibilities<br><br></strong><ul><li>Lead end-to-end strategy and execution of property development to maximize non-fare-box revenue in line with applicable statutory guidelines.</li><li>Formulate and implement revenue schemes (transit-oriented development, station retail, advertising, leasing, air-rights, TOD premiums, naming rights, co-development, and commercial partnerships).</li><li>Coordinate approvals and clearances with civic/statutory authorities; manage interfaces with internal teams and external stakeholders for timely PD enablement.</li><li>Drive land and Right-of-Way (ROW) due diligence, parcelization, access planning, and utility diversion coordination to unlock PD opportunities.</li><li>Align station/track technical parameters with PD requirements, including entry/exit placement, concourse layouts, circulation, and integration with surrounding developments.</li><li>Prepare and manage bid documents, developer RFPs/RFQs, concession/lease agreements, and commercial terms; conduct market soundings and financial feasibility (NPV/IRR/sensitivity).</li><li>Oversee contract administration for PD and non-fare revenue streams; resolve legacy claims, payments, and disputes, including arbitration support and close-outs.</li><li>Monitor project progress and commercial milestones for PD packages; track delivery timelines, handover conditions, and compliance with development controls.</li><li>Lead stakeholder engagement with government bodies, urban planning agencies, and private developers; support DPR inputs for current and future phases regarding PD and NFR potential.</li><li>Establish performance dashboards and reporting for non-fare revenue, lease occupancy, advertising yield, and risk registers; recommend corrective actions to meet revenue targets.</li><li>Graduate / Diploma in Civil Engineering Graduate in Architecture/Urban Planning/Civil Engineer</li><li>At least 10 years of Professional Experience. Profound experience in Metro Rail projects.</li><li>More than 3 years the General consultancy / General engineering consultancy / Project management consultancy / Independent engineers for project implementation authority for the Metro rail projects.</li><li>English knowledge is required; Knowledge of local language (Hindi) will add more value.</li></ul>
